Land north of the access drive

This layout is set back from the main access drive to protect views towards the Mansion House, with an area of open space with informal footpaths to further enhance the landscaped appearance and provide an attractive appearance to the residential development. The layout has also been designed to protect and retain existing good quality trees and the woodland boundaries of the site. Properties are designed to front onto this area of open space to further enhance its appearance.

Opportunities for Informal Recreation

The overall site layout has been designed to retain the existing landscaped parkland setting of the site, with footpaths created to provide opportunities for informal recreation.

Highways

One of the main concerns that was raised at the previous public exhibition related to highways. Discussions are being held with Highways Officers at Hampshire County Council and a full transport assessment is being undertaken which will accompany the planning application, to ensure that highways are comprehensively considered. The transport assessment will consider the capacity of the existing highway network, a review of traffic predicted to be generated by the development, the impact of the proposed development on the highway network and the details of any works necessary to address any significant impacts.

Land south of the access drive

This layout provides a mix of housing types and styles to provide a varied character and seeks to respect the existing trees along the site boundaries and groups of trees within the site to provide a good quality landscaped appearance, with development fronting the main access drive. The development also seeks to respect the relationship of existing properties in Brookfield Gardens to the south, with long rear gardens backing onto this boundary.

Drainage

The site is not located within an area at risk of flooding, however surface water will be drained to a new on-site attenuation pond that will allow water to be collected and stored, the release of this water to the existing watercourses will be controlled to ensure that it does not exceed existing flows and as such not lead to increased flood risks downstream.

Foul water will be drained to the existing mains system. Southern Water have confirmed that there is capacity in the existing foul drainage system to accommodate this development.
