Locally Listed Buildings & Structures

The Lot 2 site accommodates locally listed buildings and structures that have been recognised by the Council as being important to the character of the area and there is an aspiration for their reuse. These include:

  • The Mansion House (including it’s grounds)
  • Brook Lane Gate Lodge
  • Entrance piers and wing walls

The restoration and reuse of the locally listed buildings and strucures us a key priority to the Council and the Mansion House, in particular, is recognised as being an important building in the area. However, since the closure of the healthcare facilities on site the building has remained vacant and has deteriorated in quality.

The HCA and Miller Homes are committed to the delivery of the restoration and reuse of the Mansion House and the Brook Lane Gate Lodge, and their re-use forms an integral part of the proposals for the wider Lot 2 site.

As part of the Miller Homes’ commitment to the site they continue to undertake works to the Mansion House to ensure that the building is water tight, to protect it from further deterioration.

Policy CS10 of the Core Strategy identifies the restoration and reuse of the locally listed buildings and structures (including the Mansion House) as being a fundemental part of the wider development proposals at Coldeast Hospital and the proposals for the residential development on the wider Lot 2 site will not be approved by the Council without the restoration and reuse of these buildings and structures.

Policy CS10 identifies the Mansion House as being suitable for a care home, hotel or office reuse providing that use safeguards the future of the building and its setting and enables some level of public access.

These proposals therefore present an important and exciting opportunity to secure the complete restoration and refurbishment of this important local building and its reuse to a care home, hotel or employment use, whilst maintaining some public access, to secure its long term future.

Works are likely to include some demolition of modern extensions, remodelling and extension to ensure long term viability at the mansion.

The restoration proposals will enhance the overall appearance of the building, including refurbishment of the façade of the building and restore the important features of the building’s principal rooms.

A marketing exercise is currently being undertaken to establish the commercial viability of the mansion and identifying a long term partner.

A comprehensive landscaping scheme will also be implemented, including the restoration of it’s grounds, to ensure that the quality of the setting of the building is also enhanced.

The Brook Lane Gate Lodge will be restored to residential use.
